Complete guide: Thailand Visa Services for Foreigners

Topic 01 · Payment and tax invoice

We give engaged parties a comparison matrix per case: Hague-stamp vs MFA + Diplomatic mission, generalist vs MoJ vs NAATI translator, DIY consular post vs full-service — with prices, timelines, and constraints side by side. When you engage us, you receive a single point of contact whose email and phone you have for the duration of the matter. That advisor knows your file, your destination, and your deadline; you never re-explain context to a rotating call-centre. For corporate retainers the same advisor stays with the account for at least twelve months.

Topic 02 · Affidavit of Translation Accuracy for foreign court submission

Frequent add-ons: MFA certification, destination diplomatic mission authentication, NAATI official rendering for Australia, MoJ certified translation for Thai courts, Notary Public for overseas use, and visa filing when the full document set is required. Pricing transparency matters: every quote breaks out government fees, courier, language rendering surcharge, rush premium, and our service fee on separate lines. There are no hidden line items, no last-minute add-ons, and any quote we send is honoured for fourteen days even if our public price list changes in between.

Topic 03 · Inter-country adoption documents under the Hague Adoption Convention

Work is conducted under the Lawyers Act B.E. 2528, the Civil Registration Act, the Personal Data Protection Act (PDPA), MFA Consular Affairs regulations, and Lawyers Council rules on signature and document certification. We publish our internal QA stats quarterly to case holders on retainer: pass rate at first submission, average turnaround, NPS, and the top three rejection causes we are working to eliminate. Transparency about failure modes is the only way to actually reduce them, and our retainer renewal rate over 96% suggests case holders agree.

Topic 04 · The team behind your file and their credentials

Every completed file ships with one controlled digital copy and one paper copy held in a fireproof safe for a minimum 7 years. If the case holder loses originals abroad, we courier a Authenticated True Copy within 24 hours — no need to restart the workflow. Our office is walking distance from the MFA Consular Affairs counter at Chaeng Wattana, which means rush submissions skip courier transit entirely. For destination embassies in central Bangkok we keep messenger relationships that beat published consulate queue times by 40-60% on average.

Topic 05 · Common mistakes and how to avoid them

Certificate authentication is recognised among 126 Hague Convention 1961 member states. For non-members (China, Saudi, Egypt, parts of UAE), the apostille chain is required: Notary → MFA Thailand → Destination Consular post — we operate both pipelines daily. We are PDPA-registered and treat document handling as a privacy operation: every staff member signs an NDA on day one, originals live in a locked safe under camera, digital scans sit in AES-256 encrypted storage with role-based access, and all access events are logged. Case holders may invoke Right-to-Erasure at any time and we comply within seven days.

Topic 06 · Add-on services worth considering

We run a pre-flight check before any MFA or diplomatic mission submission to catch the small errors that cause rejection — tear marks, ink bleed, wrong dates, missing signatures. Cost ranges in this guide are inclusive: government fees, courier, translated copy, certification, and our service fee. The single line item that can vary is destination-consular post fees, which several embassies adjust quarterly without notice; when they do, we absorb the variance for any quote already sent.

Topic 07 · Education credentials for WES / IQAS / ICAS evaluation pipelines

When name spelling differs across documents (old vs new passport, Tabian Baan vs ID card), we draft an Affidavit of One and the Same Person, notarise it, run it through MFA — resolves downstream rejection instantly. We do not white-label other firms' work nor outsource to freelancers. Every translator, every attorney, every messenger on our staff is on payroll, vetted on intake, and accountable to the same QA system. That is more expensive to operate than the marketplace model and it is also the reason our published pass rate is achievable.

Topic 08 · Backup-set preparation to mitigate document loss in transit

Coverage: all 77 provinces, including 50 districts of Greater Bangkok. Free pickup within a 5 km radius of our office. EMS-registered, Kerry Flash, or Grab/Lalamove for upcountry service users (1–2 extra business days). Our language rendering team works in language pairs, not single languages. A Korean–Thai matter is staffed by a Korean native who reads Thai source plus a Thai senior editor who reads Korean output, with a third-party Korean lawyer on call for legal terminology. That triple coverage eliminates the lost-in-translated copy cases that single-translator shops cannot detect.

Topic 09 · Two-column side-by-side translation format for court submission

Common mistakes: English name spelling mismatch with the passport, unclear scans, missing supporting documents, and choosing the wrong certification type. We check all of these before accepting a job. Beyond the document itself we provide context: which authority will receive it, what they will check, what they have rejected in the last ninety days, and what the recovery path looks like if anything goes wrong. That context is included in every engagement, not sold separately, because we believe informed case holders make better filings.

Topic 10 · Post-delivery follow-up

Overseas marriage requires a Certificate of No Marriage (CNM) issued by the district office + MFA + officially recognized official rendering + destination consular post attestation — full chain delivered in 5-7 business days with consulate coordination included. Service-level agreements are written, not verbal. Our standard SLA covers acknowledgement within two working hours, quote within one corporate day, intake within two business days of approval, and delivery within the published turnaround. Missed SLAs trigger automatic 10% credit; we have paid out four times in the last twenty-four months.

Topic 11 · Workflow from intake to delivery

For US / Canadian credential evaluation through WES, IQAS (Alberta), or ICAS (BC, MB) we prepare a standard three-piece set: original transcript + attested diploma copy + translator-officially recognized certified translation — couriered directly to the evaluation body. If your matter touches a Thai court, immigration tribunal, or arbitration panel, the official rendering must come from a Ministry of Justice–listed translator and be signed by a licensed Thai attorney. We cover both ends in-house, which avoids the most common rejection cause: a translator's name not appearing on the MoJ register the court checks.

Topic 12 · Service coverage and document pickup options

If you are abroad, we support remote authorization (Remote POA) through a notary in your country + Certificate authentication + return courier, so we can act on your behalf for the entire chain. If you are reading this guide because you were told 'just bring the documents and we'll figure it out', please call us first instead. The single most expensive mistake in this entire industry is starting work on the wrong certification path; a thirty-minute call costs nothing and routinely saves service users five-figure sums in repeat fees.

Topic 13 · Passport name-match verification

Every file is logged in our CRM with timestamped milestones. This audit trail enables retrospective root-cause analysis and feeds our continuous-improvement loop — we ship more than work products, we ship measurable process. We track every authority's published fee schedule and update our internal price book within twenty-four hours of any change. Engaged parties quoted before a change pay the older rate; customers quoted after pay the new rate transparently. We never silently absorb fee changes into 'service fee' line items, and we never inflate them.

Topic 14 · International courier (DHL/FedEx) with full-value damage insurance

Medical record official rendering for international insurance claims (Medical Report, Hospital Bill, Diagnosis Letter) requires terminology-specialised translators familiar with MeSH, ICD-10, and CPT codes — notarised and MFA-stamped on delivery. We document everything for repeat business. If you used us in 2024 for a marriage registration and come back in 2026 to consular endorsement the same Kor Ror 3 for a spousal visa, we already have your name spelling, address rendering, signature block, and prior counsel on file — onboarding takes one phone call, not a week.

Topic 15 · Document risk assessment criteria

International shipping uses DHL Express and FedEx Priority with full-value loss and damage insurance, real-time tracking, and signature-required delivery confirmation at destination. Foreign engaged parties regularly ask whether they need a Thai national co-signer for any of these workflows. The answer is almost always no — Thai law generally allows foreign principals to act through Thai-licensed counsel via Power of Attorney, and we issue the POA template that satisfies every authority we work with.

Topic 16 · Coordination with government agencies

Consular post authentication is the last link in the chain. We hold standing slots at 35 major Bangkok embassies, cutting the 5–10 day queue down to 2–3 business days. Authentication chains can fail at any link. We design our workflow so each link is verified before the next one starts: official rendering is QA'd before lawyer certification, lawyer certification is QA'd before MFA submission, MFA stamp is photographed before consulate submission. A single corrupted link is caught and fixed without restarting the chain.

Topic 17 · Accounting and financial statements for cross-border business

Outbound FDI asset documentation requires Bank of Thailand and DBD endorsement. We run the full chain alongside authenticated translated copy and MFA consular endorsement in a single engagement. Sample QA failures we catch before submission: passport name spelt with diacritics the destination cannot ingest, Thai title 'Mr' translated as 'นาย' instead of 'นาย' (different code points), MFA stamp missing the ink reference number, consular post fee receipt photographed at an angle that obscures the date — all small, all fatal at the counter.

Topic 18 · Signature and seal verification against the Notary Worldwide database

Service fees follow the quote; standard turnaround is 1–3 business days. Rush 2–4 hour service adds 50–100%. Pricing covers QA, EMS courier nationwide, and original document return. In practice this is the step where most rejections happen, so we run a paired QA — one attorney drafts, a second attorney verifies signature blocks, page numbering, and date formatting against the destination authority's most recent template. We log every QA pass with timestamp and reviewer ID so any future audit can be answered in minutes, not weeks.

Topic 19 · Cross-border corporate document stack — Apostille + Embassy combo

An Affidavit of Official rendering Accuracy is the translator's sworn statement before a notary that the language conversion is complete and accurate — required by US, Australian, Canadian, and UK courts. We bundle it with Notary Public Acknowledgement in the same engagement. Many destinations now require authentication seal in addition to language conversion since Thailand joined the Hague Convention on 28 February 2027. We handle the entire post-Hague workflow, including the cases where an diplomatic mission still asks for the legacy MFA + consulate chain because their own implementation has not caught up.

Topic 20 · Relevant legal requirements

Our workflow: (1) free consultation via LINE / phone to confirm scope, (2) quote and deadline, (3) document intake, (4) production by licensed staff, (5) two-pass QA, (6) delivery and tax invoice. Applicants track status 24/7 via reference number. Corporate applicants receive net-30 credit, monthly KPI reports, dedicated account managers, and a single ticketing portal where every active matter is visible to authorised staff. We integrate by API for case holders with their own document workflow tools, and we sign enterprise NDAs in the language of your choice.

Practical perspective — Thailand Visa Services for Foreigners

Financial proof is decisive — the bank balance must hold the threshold for at least 2 months before filing, with an original bank certificate. We prepare and certify the translated copy in the exact Immigration format.

Field experience — Thailand Visa Services for Foreigners

Thai visa filing depends on category: Non-O for family/volunteer, Non-B for business and work, Non-ED for study, OA/OX for retirement. Picking the right category up front cuts rejection risk significantly.

Technical analysis — Thailand Visa Services for Foreigners

We prepare TM.86, TM.87, TM.7 extension forms, the 90-day report, and assemble a One-Stop Service packet for Chaeng Wattana Immigration with pre-booked slots.

Working notes — Thailand Visa Services for Foreigners

Visa extensions must be filed at least 30 days before expiry. We track the timeline and send 60-day advance reminders so applicants never fall into overstay status.

Key atomic facts — Thailand Visa Services for Foreigners

Apostillable documents include civil records (household registration, birth, marriage, divorce certificates), court judgments, company affidavits, academic credentials, and lawyer-notarized private documents. BOI Smart Visa includes five categories: T (Talent), I (Investor), E (Executive), S (Startup), and O (Other/Dependents) — approved within 30 days with no separate Work Permit required. Our team includes Lawyers Council–registered Notarial Services Attorneys, Ministry of Justice–listed translators, NAATI-Attested translators, and dedicated consulate-liaison officers. Same-day rush service is available for instruments that do not require MFA certification, with bookings confirmed before 11:00 Bangkok time and a 100% rush surcharge. Foreign engaged parties can engage us entirely remotely via Power-of-Attorney: notarize in your country, Document attestation, courier to us, and we act on your behalf for the entire Thai-side chain. Police clearance certificates from the Royal Thai Police Criminal Records Division typically take 3–5 business days, with Consular endorsement adding 2 more corporate days for international use. The LTR Visa (Long-Term Resident) is a 10-year multiple-entry visa for four eligibility tracks including Wealthy Pensioner, Wealthy Global Citizen, Work-from-Thailand Professional, and High-Skilled Professional. Offering-Level Agreement: 2-hour acknowledgement, 1-business-day quote, 2-corporate-day intake, on-time delivery — with automatic 10% credit on missed SLA. All case holder documents are handled under PDPA 2019: originals locked in safe storage for 7+ years, digital files at AES-256 encryption with role-based access and audit logging. Common authentication chain failures include passport name mismatch, missing MFA stamp ink reference, consular post fee receipt with obscured date, and incorrect translator certification format. Thailand acceded to the Hague Authentication seal Convention on 30 June 2026; it enters into force for Thailand on 28 February 2027, after which an Apostille will be the standard authentication for paperworks bound for the 130+ member states. Until that date the existing MFA + embassy apostille chain still applies. Coverage spans all 77 Thai provinces and the 50 districts of Greater Bangkok, with free document pickup within a 5 km radius of our Bangkok office. Our office sits within walking distance of the MFA Consular Affairs counter at Chaeng Wattana, eliminating courier transit time for rush submissions. Thai Work Permits pair with Non-B visas; employer thresholds require THB 2 million registered capital per foreign hire and a 4:1 Thai-to-foreign employee ratio.

Working steps

  1. 1. Choose the correct category

The wrong sub-category is a common reason for refusal; the purpose of stay must match the evidence.

Handled by: Applicant + our team · Typical time: Depends on Immigration scheduling

Overall timeframe: Preparing documents usually takes 1–3 weeks. Embassy decision times vary widely by post — some decide within days, others take several weeks.

Documents to prepare first

  • Passport valid well beyond the intended stay

Most posts expect at least six months' validity and blank pages

  • Category-specific invitation or supporting letter

Employer letter, school acceptance, or family relationship evidence

  • Thai company documents where applicable

Company affidavit, shareholder list, VAT registration and financial statements

  • Proof of relationship for O category

Marriage or birth certificate, translated and legalised as required

  • Evidence of funds

Bank statements or letters in the format the reviewing post accepts

Advisory tips

  • Read the checklist published by the specific post; requirements differ between embassies
  • Keep employment and financial evidence consistent — conflicting figures invite questions
  • Start legalisation of foreign documents early; it is usually the slowest element

Why files get rejected

  • No one can guarantee a visa outcome; the decision belongs to the reviewing officer
  • Submitting inaccurate or altered documents can lead to refusal and future entry problems
  • Rules and checklists change; always verify against the official source before filing

Thai visa supporting documents — what must be translated, certified and legalised

Most Thai visa files are not returned over eligibility but over foreign documents that have not completed their authentication chain, or translations that do not match the source. The tables below set out the chain by visa family.

Thai-spouse and dependent visas

Non-O (marriage) · Non-O (dependent)

Typical foreign documents: A marriage certificate registered abroad, children's foreign birth certificates, a certificate of no impediment, and any foreign divorce decree where there was a prior marriage.

Certification chain: Foreign documents must be authenticated in the issuing country and by the Royal Thai Embassy there, then translated into Thai and the translation certified by the Department of Consular Affairs before it is filed with Immigration or a district office.

Common rejection cause: Translating before the original has finished its authentication chain, which forces a re-translation once new seals are added to the source page.

Retirement visas and one-year extensions

Non-O (retirement) · Non-OA · Non-OX

Typical foreign documents: A police clearance certificate from the country of origin, a medical certificate in the prescribed form, health insurance evidence, and proof of foreign pension income.

Certification chain: Income or pension letters issued abroad are usually endorsed by the applicant's own embassy in Bangkok first, while documents issued overseas run through the Royal Thai Embassy and then the Department of Consular Affairs.

Common rejection cause: Filing financial evidence that has not yet been held for the seasoning period set by Immigration Bureau Order 327/2557, which pushes the filing date back.

Work and business visas

Non-B · Non-IB · BOI Section 24

Typical foreign documents: Degree certificates and transcripts, employment reference letters from previous employers, professional licences, and incorporation documents of a foreign parent company.

Certification chain: Foreign qualifications are authenticated by the institution, the issuing country's competent authority and the Royal Thai Embassy, then translated and the translation certified before it supports a work permit application. Foreign corporate records follow the same route.

Common rejection cause: A name on the qualification spelled differently from the passport, which is returned because the holder cannot be matched.

Student and volunteer visas

Non-ED · Non-O (volunteer)

Typical foreign documents: Prior qualifications, transcripts, letters from a foreign volunteering organisation, and parental consent documents for minors.

Certification chain: Overseas education records complete their authentication chain before translation, while a parental consent executed in Thailand is signed before a Notarial Services Attorney who certifies the signature.

Common rejection cause: Using a consent letter signed in advance, with no certifying officer present at the moment of signing.

Long-term and programme visas

LTR (BOI) · Smart Visa · DTV · Thailand Privilege

Typical foreign documents: Historic income and asset evidence, employment contracts with a foreign employer, proof of remote work, specialist qualifications or portfolios, and health insurance.

Certification chain: These programmes are filed online and generally accept scans, but where the reviewer verifies further, non-English foreign documents need a certified translation and key items may later be asked to complete a full authentication chain.

Common rejection cause: Uploading foreign-language documents with no translation, which leaves the application parked in a request-for-information state.

Legal duties that continue after approval

DutyLegal basisWhat it means
90-day notification of stayImmigration Act B.E. 2522, section 37(5)A foreign national permitted to stay temporarily must notify the authorities of their place of residence at each 90-day interval. Leaving the country restarts the count on re-entry.
House-master accommodation notification (TM30)Immigration Act B.E. 2522, section 38The house-master, owner or possessor of the premises hosting a foreign national must notify the authorities within the prescribed period. Many Immigration offices ask for that receipt when an extension is considered.
Re-entry permitThai Immigration Bureau practiceDeparting without a re-entry permit ends the existing permission to stay, and the whole visa process has to be started again.

Criteria for a one-year extension of stay — financial tests and insurance conditions

Each ground of stay has its own test under Immigration Bureau Order 327/2557 and the orders amending it. The figures below are official qualifying criteria — not our fees — and change when new orders are issued.

Extension on retirement grounds (aged 50 or over)

Immigration Bureau Order 327/2557, as amended by Order 35/2561

Core test: The applicant must be at least 50 years old and satisfy one financial test: a Thai bank deposit of not less than or a regular income of not less than per month, or a combination of deposit plus annual income totalling not less than.

Evidence and seasoning: Where the deposit route is used, the funds must have been in the account for at least 2 months before filing and, under Order 35/2561, must remain for a further 3 months after approval, then stay above for the rest of the year. A bank letter plus a passbook updated on the day of filing is required.

Common pitfall: Transferring funds in shortly before filing, or holding the money in a joint account — both fail the seasoning requirement.

Extension on the basis of a Thai spouse

Immigration Bureau Order 327/2557

Core test: The marriage must be lawful and registered. The financial test is an income of not less than per month, or a Thai bank deposit of not less than.

Evidence and seasoning: The marriage certificate (Kor Ror 2), the spouse's house registration and ID card, photographs evidencing cohabitation and a map to the residence. The deposit is generally required to have been held for at least 2 months, and officers usually carry out a home visit before approval.

Common pitfall: A marriage registered abroad that has not yet been legalised and recorded at the district office cannot yet be relied on in Thailand.

Extension in order to work (Non-B / work permit)

Immigration Bureau Order 327/2557 together with the foreign worker management legislation

Core test: The employer must meet the paid-up capital and Thai-employee ratio prescribed per foreign employee, and the applicant must meet the minimum income set by nationality in the schedule to the order. BOI-promoted operations follow their own criteria instead.

Evidence and seasoning: A company certificate issued within 6 months, the shareholder list, audited financial statements, PND.1 and PND.91 tax filings with social security receipts, and a valid work permit.

Common pitfall: Filing an extension where the visa and the work permit disagree on position, work location or expiry date.

Extension to support a Thai child or as a family dependant

Immigration Bureau Order 327/2557

Core test: The legal relationship with the person supported or accompanied must be proved, together with the financial capacity prescribed for that ground. An unmarried father needs a court order or a registered legitimation of the child.

Evidence and seasoning: Birth certificate, house registration, the legitimation record (Kor Ror 11) or a court order, and the supporter's financial evidence. Foreign documents must be translated and complete their authentication chain first.

Common pitfall: A dependent child turning 20 during the visa year, ending the dependant ground with no change of category prepared in advance.

Extension for medical treatment

Immigration Bureau Order 327/2557

Core test: A certificate from the treating physician at a licensed facility stating the condition, the treatment plan and the period of stay required, together with evidence of the means to pay for treatment.

Evidence and seasoning: Permission is usually granted in short blocks matched to the treatment cycle. A carer accompanying the patient files separately and attaches proof of the relationship.

Common pitfall: A medical certificate that omits the period of stay required, leaving the officer no basis on which to set the permitted dates.

Health-insurance conditions by category

CategoryRequirementPractical note
Non-Immigrant O-A (applied for from abroad)Health insurance covering the whole period of stay in Thailand is compulsory under the Cabinet resolution of 2 April 2019 and the notices issued under it. The minimum sum insured has since been revised, so the figure in force on the filing date must be confirmed with the embassy or Immigration office.A foreign policy must be in English or accompanied by a certified translation, and must clearly show the insured's name, the coverage period and the sums insured.
Non-Immigrant O-X (long stay)Sets an age test, a deposit that must be maintained in a Thai bank, and health insurance for the whole stay. It is open only to nationals of the countries listed in the notice.O-X holders are checked against the deposit condition at set intervals; drawing the balance below the threshold mid-cycle affects the permission to stay.
LTR (Long-Term Resident) via BOIRequires health insurance with the minimum coverage published by the BOI, or, as an alternative it allows, evidence of deposits. The detail differs across the four eligible groups.LTR is filed through the BOI online system, and every non-English foreign document must be filed with a certified translation.
