Virtual office, company registration & VAT
Bangkok virtual office: a registered address for company and VAT registration
We hold premises in Bangkok for businesses that need a Bangkok registered address for company and VAT registration. The usual reasons are credibility with counterparties, proximity to central government agencies and embassies, and working with overseas clients. The service covers the consent letter, a premises-evidence pack that actually files, nameplate installation, receipt of official mail during business hours and attendance at the site inspection. The address is our own real office, not a fictitious one, and we do not claim branches in provinces where we have no premises — work elsewhere is handled with partner offices.
Work we accept
- A Bangkok registered address for a company, partnership or branch
- Consent letter with the title or lease evidence the registrar requests
- Company nameplate installed at the registered address
- Receipt of official mail, registered post and Revenue Department letters in business hours, scanned and reported
- Attendance at Revenue officer inspections in Bangkok
- Meeting space for client or official appointments arranged in advance
- Coordination with DBD and the area revenue office covering the address
What we do not do
- Claiming a client branch in a province where we hold no premises
- Goods storage, warehousing or commercial parcel handling
- Daily workspace for staff without an agreed space arrangement
- Businesses requiring a shopfront, factory or specially licensed premises
Documents to prepare
- Company affidavit (if already incorporated) or the details of the company to be formed
- ID card or passport copy of the authorised director
- Company name and the business actually to be carried on
- Name, email and phone of the official-mail contact
- Power of attorney if we file on your behalf
How the work proceeds
1.Confirm a Bangkok address suits the business
We check whether a Bangkok address is genuinely needed — dealings with central agencies, embassies or Bangkok counterparties — and that the business is not one requiring dedicated premises. If operations are mainly in the Northeast, the Khon Kaen address may fit better and cost less.
2.Issue the consent letter and premises pack
We issue the consent letter with title or lease evidence, a location map and photographs showing the number and nameplate, with the unit identified consistently across every document to reduce follow-up requests at DBD and the Revenue Department.
3.Install signage and open mail handling
We install the nameplate as required and register the company in our mail system. Items arriving are logged, scanned and reported to your contact the same working day, with time-critical documents flagged first.
4.Support the officer's inspection
For VAT or other matters requiring inspection, we make the space, signage and documents ready, attend the visit and explain the business to the officer — without asserting anything that is not actually the case.
5.Renew and keep registered particulars current
We remind you before the address term ends, and when directors, signing authority or the address change we prepare the amendment filings for DBD, the Revenue Department and the Social Security Office as a complete set.
Statutory deadlines
- Office relocation must be notified to the registrar within the Civil and Commercial Code period
- Changes of place of business must be notified to the Revenue Department (PP.09) within its period
- Address changes must be notified to the Social Security Office within the Social Security Act period
- Monthly and annual tax filing duties are unchanged whether the address is a virtual office or your own
Before you decide
- A Bangkok address does not make specially licensed activities easier where inspectable premises are required
- The address on tax documents must match the registered address on every document
- If staff actually work in another province, employer and branch registration should be reviewed
- Addresses hosting many companies may be scrutinised more closely, so we keep documents and signage verifiable at all times
Frequently asked questions
Is the Bangkok address a real office?
It is our own premises, with a building, signage and staff receiving documents in business hours — not a mailbox. Clients may use the meeting space by prior arrangement and officers can inspect it.
Can we use the Bangkok address while operating in another province?
Yes, and it is common, but two points matter: if staff regularly work in another province, employer registration and branch registration must be reviewed; and if goods are stored or services delivered from real premises elsewhere, an additional place of business may need registering under the Revenue Code. We check this before the structure is fixed.
Will banks accept a virtual-office address for a corporate account?
Policies differ by bank. Many accept it with extra documents — the address agreement, the affidavit — and a director appearing in person. We prepare the pack and tell you what banks typically ask, but account opening is the bank's decision and we do not guarantee it.
Can the address be used on our website and business cards?
Yes, as the registered office. Avoid misleading statements such as claiming branches in provinces where none exist — that risks being treated as overstated advertising and damages credibility with clients and agencies alike.
Will we hear in time about a court or Revenue Department letter?
Time-critical items are reported first, on the day they arrive in business hours, with the first page scanned so the deadline is visible and there is time to consult a lawyer or accountant. Originals are held for collection or forwarded as agreed.
How is the fee quoted?
In writing, based on the address term, expected mail volume and chosen add-ons such as inspection attendance or meeting-room use. Government fees are separate. We do not publish a fixed price before the scope is known.
