Can a Virtual Office in Thailand Be Used to Register a Company and VAT?

Last reviewed: · Reviewed by Mr. Wiwat, Notarial Services Attorney registered with the Lawyers Council of Thailand — view licence

Short answer

Often yes. A virtual office can serve as the registered address for a Thai company when the provider gives a proper lease or consent letter, house registration copy and owner documents. VAT registration is stricter: the Revenue Department may inspect the premises, so the address must be real, signposted and able to receive official mail. It does not suit businesses that hold stock or need a licensed site, and no provider can guarantee approval.

1. Who a virtual office suits, and who it does not

Good fit: consultants, online service businesses, holding companies, start-ups testing the market and foreign-owned companies that need a Thai address before hiring staff.

Poor fit: businesses that store goods, need a factory or food licence, must show a physical workplace for work permits, or deal with banks that require a site visit at the registered address.

2. What the Revenue Department may check for VAT

  • That the address exists and matches the house registration.
  • A company sign at the address and, in some cases, photos of the premises.
  • A lease or consent letter from the owner covering the registration period.
  • That someone can receive official letters and respond to an officer's visit.

3. After registration: duties owners often forget

  • File the monthly VAT return (P.P.30) even when there are no sales.
  • Keep tax invoices and purchase records in order.
  • Keep the company sign displayed at the registered address.
  • Collect and act on official mail promptly.
  • Close annual accounts with an independent auditor.
  • Renew the virtual office agreement before it expires to avoid an address gap.

4. Can foreigners use a virtual office to register a company?

Yes, but the address does not change the foreign ownership rules. Restricted business types still need the appropriate licence or structure. We do not supply Thai nominee shareholders. Work permits generally require a real workplace, which a virtual office alone may not satisfy.

5. How to choose a provider

  • Ask for the exact documents you will receive and check them before paying.
  • Ask how official mail and officer visits are handled.
  • Be cautious of anyone who guarantees VAT approval.
  • Prefer a provider that can also handle accounting and monthly filings, so nothing falls through the gap.

Frequently asked questions

Is registering a company at a virtual office legal in Thailand?

Yes, when the owner consents and the address is real and documented. It is not a way around licensing or ownership rules.

Will the Revenue Department approve VAT at a virtual office?

Many do get approved, but the decision is the Revenue Department's. We prepare the file carefully and cannot guarantee the outcome.

Do you provide nominee shareholders?

No. We do not arrange nominee shareholding.

Which locations do you offer?

Our own offices are in Bangkok and Khon Kaen. Other provinces are handled through partner offices, and we tell you which applies.

What if an officer visits?

Staff at the address receive the officer and contact you. Please respond promptly and keep your sign displayed.

Can I open a bank account with this address?

Bank policies differ; some require a site visit or additional proof. Ask your bank first.

Is a virtual office cheaper than a serviced office?

Usually, because you do not rent a workspace. Compare what you actually need in our comparison page.

How much does it cost?

It depends on location and services. We send a written quote; government fees are separate.
